2020 Median 4/5 RM Resale Prices of Units with Remaining Lease => 90 Years by Town

  • The visual above shows resale HDB 4/ 5 RM transactions in 2020 of units with a remaining lease => 90 years as at point of transaction. The circles represent individual transactions. The data is segregated by town and the median prices are indicated in bold text. All data points in the grey area of the chart represent transactions above the town's median price. The dotted red line indicates the million dollar mark.

  • Overall, median prices of 4RM units in this category are highest in Central Area, Bishan, Queenstown, Bukit Merah and Toa Payoh - generally above $800,000. Median prices of 4RM units are lowest in Yishun, Woodlands, Sembawang, Choa Chu Kang and Bukit Panjang - generally below $450,000.

  • Overall, median prices of 5RM units in this category are highest in Bukit Merah, Bishan, Kallang/ Whampoa, Queenstown and Toa Payoh - generally above $900,000. Median prices of 5RM units are lowest in Woodlands, Choa Chu Kang, Yishun and Bukit Panjang - generally below $550,000.

  • In 2020, a couple of 4RM units in this category were transacted above a million dollars in Bukit Merah. There were several more such transactions (>$1M) for 5RM units in Bishan, Bukit Merah, Clementi, Kallang/Whampoa, Queenstown and Toa Payoh.

  • Overall, median prices of 4RM units in this category are highest in Central Area and Bukit Timah, Queenstown and Marine Parade - generally above $450,000. Median prices of 4RM units are lowest in Woodlands, Yishun, Choa Chu Kang and Hougang - generally below $310,000.

  • Overall, median prices of 5RM units in this category are highest in Central Area, Bukit Timah, Marine Parade and Queenstown - generally above $700,000. Median prices of 5RM units are lowest in Woodlands, Choa Chu Kang, Jurong East and Jurong West - generally below $360,000.

  • In 2020, several 4/5 RM units in this category were transacted below $300,000 in Woodlands, some of the cheapest transactions for such units in the year.

  • Do note older units come in more variety hence readers are to exercise some judgement when interpreting the data.
