4RM units at 311A/B/C Clementi Avenue 4 changed hands 46 times in 2020, the most of the top 10 addresses with highest median resale prices

There were several more such transactions (>$1M) for 5RM units in Bishan, Bukit Merah, Clementi, Kallang/Whampoa, Queenstown and Toa Payoh.

4RM units at Dew Spring @ Yishun, which was launched in 2008 at a median price of just $217,500, have the highest profit margin of 77%.

Champions Court, which was launched in 2009 at a median price of just $210,000, has on average doubled in price.

With a median launch of $355,000, the average unit has almost doubled since launch.

The average 5RM unit at Hougang CapeView has been more profitable than Hougang ParkView, with prices rising by almost 74% compared to 68%.

Montreal Dale and Sembawang Riverlodge were the more profitable of these 3 launches with a profit margin of about 60% for a 4RM unit.

Tampines GreenLeaf and Tampines GreenWood were launched together in 2011 at a price range of $288,000 to $361,000 for 4RM units.
