Price analysis of BTOs in Hougang that have completed their MOPs

In the last few weeks, we did analyses of BTOs in Sengkang, Punggol, Tampines and Sembawang that have recently completed their MOPs. This week we take a look at Hougang.
Hougang 4RM Launch Price vs Resale Price Analysis

The median launch prices of 4RM units in these developments launched in 2010/2011 were between $259,500 (Buangkok Vale) - $305,000 (Hougang DewCourt and Capeview) (C1).
4RM units at Hougang ParkView, Hougang CapeView and Hougang DewCourt have had an estimated gain of 60% while similar units at Buangkok Vale, the most profitable of the lot, have seen price gains of about 70% (C2).

The median launch prices of 4RM units in these developments launched in 2011 were between $368,500 (Hougang ParkView) - $398,000 (Hougang CapeView) (C4). Hougang Capeview offered premium flats, while Hougang ParkView offered only standard flats, which accounted for the 10% difference in launch prices despite their proximity to each other.
The average 5RM unit at Hougang CapeView has been more profitable than Hougang ParkView, with prices rising by almost 74% compared to 68% for the latter (C5).
Hougang BTO Launches Since 2010

Several developments launched in 2013 and 2014 will be making their way into the resale market over the next few years. Many BTO projects have been launched in the north western part of town, near Buangkok Square Mall. Launch prices of some developments (Buangkok ParcVista, Buangkok Tropica and Buangkok Woods) within the area were about 5% cheaper than others in Hougang (C7, C8).
Hougang Meadow, launched in 2013, is the most centrally located and was offered at a median price of $340,000 (C8).
(C"X") refers to chart number and is intended to point to the relevant chart where the data is drawn from. (*) indicates that data is from a chart that is not displayed.
Launch prices are indicated by the thin black bar in C1. This is the middle value of the launch price range indicated in BTO launch brochures. For the data savvy, the term median is used a bit loosely in this context. Note that some projects are launched together and separate pricing for individual projects is not provided.
HDB data was downloaded from data.gov.sg BTO Launch price data was sourced from nas.gov.sg, hdb.gov.sg and other websites.
